What is the difference between pre-qualification and pre-approval?+

Pre-qualification is a quick estimate based on the income, debt, and credit you describe. Pre-approval means we have reviewed documentation and credit, so your offer carries real weight with sellers.

How much down payment do I actually need in Florida?+

Conventional loans can start at 3% down, FHA at 3.5%, and VA and certain programs at 0%. Investors and foreign nationals typically need 20–30%. Down payment assistance is available for eligible Florida buyers.

What credit score do I need?+

620 opens most conventional options and 580 works for many FHA scenarios. Non-QM and hard equity programs can go lower with more equity. We will tell you exactly where you stand and what raises your score fastest.

How long does closing take?+

Most Florida purchases close in 21 to 30 days once you are under contract. Refinances typically take 20 to 35 days. Clean, complete documentation is the single biggest factor.

What documents will I need?+

Typically two years of tax returns and W-2s or 1099s, 30 days of pay stubs, two months of bank statements, photo ID, and details on any other property you own. Self-employed and investor files may use bank statements or DSCR instead.

Can I get a mortgage as a foreign national?+

Yes. Foreign national and portfolio programs allow financing without U.S. credit or a Social Security number, generally with 25–30% down and passport, visa, and reference letters.

Should I pay points to buy down my rate?+

It depends on how long you keep the loan. If the monthly savings pay back the cost of the points before you sell or refinance, it makes sense. We run that break-even for you before you commit.

When does refinancing make sense?+

When you can lower your rate meaningfully, drop mortgage insurance, shorten your term, or consolidate higher-interest debt — and you will stay in the home past the break-even point.
